Signs you have bed bugs

The clearest signs of bed bugs are small itchy bites in lines or clusters, tiny dark spots on the mattress seams, and live insects hiding close to where you sleep.

  • Adult bed bugs are flat, oval and reddish-brown, about the size of an apple seed (4–5 mm). Young nymphs are smaller and paler.
  • Small black or brown spots (droppings) along mattress seams, the bed frame, headboard and skirting boards.
  • Rust-coloured blood smears on sheets or pillowcases.
  • Pale shed skins and tiny white eggs in cracks and crevices.
  • Itchy red bites, often in a line or cluster on the arms, neck or legs, appearing after sleep.
  • In heavier infestations, a faint sweet, musty smell in the bedroom.

Why bed bugs are a problem

Bed bugs are not known to spread disease, but their bites and the sleepless nights they cause affect health, work and family life.

  • Bed bugs live close to their food source, which is usually wherever you sleep, so they feed night after night.
  • Bites cause itching, and scratching can break the skin and lead to infections.
  • Poor sleep affects children and adults alike: concentration, mood and wellbeing all suffer.
  • They spread easily between rooms and flats, and into luggage, furniture and clothing.
  • In rentals, HMOs and hotels an untreated infestation quickly becomes a reputation and complaints problem.

How do I check my mattress for bed bugs?

Strip the bed and use a torch to inspect the mattress seams, piping, labels and the corners of the base, looking for black spots, shed skins, eggs and live bugs.

  • Lift the mattress and check the underside and the bed frame joints.
  • Check the headboard, especially where it meets the wall.
  • Look along skirting boards, behind loose wallpaper, plug sockets and picture frames near the bed.
  • Check bedside tables, drawers and upholstered chairs in the room.
  • Use a card edge to scrape seams: fresh droppings smear like ink.

How did I get bed bugs?

Bed bugs are almost always carried in, most often in luggage after a hotel stay or holiday, or in second-hand furniture, clothing or from a neighbouring flat.

Having bed bugs is not a sign of a dirty home. They are hitchhikers that feed on blood, not dirt, and we see them in every kind of property, from Mayfair hotels to student HMOs.

After travel, unpack on a hard floor away from the bed, wash clothes on a hot cycle and inspect the suitcase seams.

Heat or chemical bed bug treatment: which is better?

Both can work well; the right choice depends on the size of the infestation, the property and who lives there, and our technician will recommend the best option after the free survey.

Methods we offer: high-temperature dry steam (180°C at the nozzle), a residual spray that targets bed bugs, and ULV fogging.

Professional insecticide treatments reach cracks and crevices and keep working for a period after application. Steam and heat kill all life stages on contact but do not leave a residual effect, so they are often combined with other methods.

Why do DIY bed bug sprays usually fail?

Shop-bought sprays usually only kill the bugs they touch, do not reach eggs hidden in crevices, and can scatter bed bugs into other rooms, making the problem harder to treat.

Bed bugs have developed resistance to many common insecticides. A professional treatment starts with a survey to locate the main areas of concern, then targets every harbourage point, followed by a follow-up visit to catch newly hatched nymphs.

Bed bugs in HMOs, hotels and rental properties

In shared buildings, every affected room and the rooms either side should be inspected, because bed bugs move through walls, sockets and shared furniture.

We work with landlords, letting agents and hotel managers to schedule discreet treatments, co-ordinate tenant preparation and provide written reports for your records. See our landlord and HMO pest control page for more on responsibilities.

How to prepare for bed bugs treatment

Good preparation makes treatment work faster. Print this checklist and tick off each step before we arrive.

  1. Wash all bedding, curtains and clothes from the bedroom on the hottest safe cycle (60°C) and tumble dry on high for 30 minutes.
  2. Bag clean laundry in sealed bags and keep it out of the room until treatment is complete.
  3. Vacuum the mattress, bed frame, carpets and skirting boards; empty the vacuum outside in a sealed bag.
  4. Clear clutter from under the bed and around the room so the technician can reach every area.
  5. Move the bed and furniture slightly away from the walls.
  6. Do not move mattresses or furniture to other rooms; you may spread the infestation.
  7. Keep children and pets out of the room during treatment and until surfaces are dry.

How long does bed bugs treatment take?

A typical flat or house bedroom takes 1–2 hours to treat. Most homes need two visits about 10–14 days apart; larger infestations, HMOs or hotels may need three.

How much does bed bug treatment cost in London?

Bed Bug Treatment starts from £160 + VAT. The final price depends on:

  • Number of rooms or beds affected
  • Size of the infestation
  • Treatment method chosen
  • Number of follow-up visits needed
  • Property type (house, flat, HMO, hotel)

We use the most effective professional products, which can cost a little more, but we believe you'll be happy with the quote. See our pricing guide or call 020 7101 4957.

Bed Bug Treatment FAQs

How quickly can you treat bed bugs in London?

We are available 24/7 and are usually on site within 2 hours on average. Call 020 7101 4957 for a same-day visit.

Can I sleep in my bed after bed bug treatment?

Yes, once the treated surfaces are dry, usually after a few hours. Sleeping in the bed actually helps, because bed bugs come out to feed and contact the treated areas.

How many treatments do bed bugs need?

Most homes need two treatments about 10–14 days apart. The second visit kills nymphs that hatched from eggs after the first treatment.

Do I need to throw away my mattress?

Usually not. Most mattresses can be treated and then protected with a bed bug-proof encasement. We will advise if a mattress is too badly affected.

Can bed bugs spread to other rooms?

Yes. They travel on clothing, bags and furniture and through gaps in walls, which is why we inspect neighbouring rooms and ask you not to move items around before treatment.

Are bed bugs a sign of a dirty home?

No. Bed bugs feed on blood, not dirt, and are carried in on luggage, furniture or clothing. They are found in clean and cluttered homes alike.

Who pays for bed bug treatment in a rented flat?

It depends on the tenancy agreement and when the infestation started. Often the landlord is responsible if it was present at the start of the tenancy. See our landlord or tenant guide for details.

Is bed bug treatment safe for children and pets?

Yes, when applied professionally. We tell you how long to keep children and pets out of treated rooms, usually until surfaces are dry.
