Signs you have cockroaches
The most common signs of cockroaches are live insects running for cover when lights go on, small black droppings and a strong, musty odour in kitchens and bathrooms.
- Live cockroaches, especially at night near sinks, ovens, fridges and boilers.
- Small black droppings like ground pepper (German cockroach) or larger cylindrical droppings (Oriental cockroach).
- A strong, unpleasant, oily odour that lingers in cupboards.
- Brown egg cases (oothecae) behind appliances and in cupboard corners.
- Shed skins and smear marks along walls and skirting.

Cockroaches carry bacteria that cause food poisoning and are a serious hygiene risk wherever food is prepared.
- They can spread bacteria associated with salmonella, typhoid and dysentery onto food and surfaces.
- They contaminate food, utensils and preparation areas as they move through drains and waste.
- Their droppings and shed skins can trigger allergies and asthma.
- They are difficult to deal with and multiply rapidly: a single German cockroach egg case holds up to 40 eggs.
- A sighting during a food hygiene inspection can lead to a poor rating or closure.
German or Oriental cockroach: which do I have?
German cockroaches are small (12–15 mm), light brown with two dark stripes behind the head and live in warm kitchens; Oriental cockroaches are larger (20–25 mm), dark and glossy and prefer cooler, damp areas like drains and basements.
Why is DIY cockroach control often unsuccessful?
Sprays and traps from shops rarely reach the nests hidden inside walls, appliances and service ducts, so the population keeps breeding while you only see fewer adults.
Some sprays also repel cockroaches and scatter them further into the building. Professional gel baits and targeted treatments are taken back to the nest, which is why they work far better.
Cockroaches in commercial kitchens and food premises
Food businesses have a legal duty to keep premises free of pests, and environmental health officers look for cockroach activity during food hygiene inspections.
We provide one-off treatments, ongoing contracts and written reports that show inspectors what was found, what was done and what is scheduled next.
How we get rid of cockroaches: our process
Our process is simple: you call, we visit the same day, inspect for free, treat, proof and follow up until the problem is gone.
- Call us or send the form — any time, day or night.
- Same-day visit: we're on site within 2 hours on average.
- FREE inspection to find the source and scale of the problem.
- Targeted treatment using professional products.
- Proofing entry points where needed.
- Follow-up visit(s) to make sure the problem is gone.
- Covered by our service guarantee.
Treatment methods and safety for children and pets
- Free inspection to identify the species and locate harbourages.
- Professional gel baits placed in cracks, voids and behind appliances.
- Targeted residual insecticide treatment where appropriate.
- Monitoring traps to measure activity between visits.
- Proofing and hygiene advice to remove food, water and hiding places.
Is it safe for children and pets? Gel baits are placed in cracks and voids out of reach of children and pets. Any spray treatment is applied by RSPH Level 2 technicians, and we will advise how long to keep people and animals away from treated areas.
How to prepare for cockroaches treatment
Good preparation makes treatment work faster. Print this checklist and tick off each step before we arrive.
- Clear worktops and empty the cupboards that will be treated; store food in sealed containers.
- Pull appliances slightly away from walls if safe to do so.
- Do not use your own sprays before or after treatment; they can stop baits working.
- Fix dripping taps and wipe up standing water.
- Keep bins sealed and take rubbish out daily.
How long does cockroaches treatment take?
An initial treatment usually takes 1–2 hours. Most infestations need 2–3 visits over 3–6 weeks, because eggs inside the protective cases hatch after treatment.
How much does cockroach control cost in London?
Cockroach Control starts from £180 + VAT. The final price depends on:
- Species of cockroach
- Size of the infestation
- Number of rooms or units
- Residential or commercial premises
- Number of follow-up visits
We use the most effective professional products, which can cost a little more, but we believe you'll be happy with the quote. See our pricing guide or call 020 7101 4957.
Our guarantee
Our treatments are guaranteed for between 3 and 12 months, depending on the pest and the property. We confirm exactly what is covered, and for how long, when we inspect the site. Read the full terms on our guarantee page. Every job starts with a free inspection.
Residential and commercial cockroaches control
Homes and rentals
In flats, cockroaches often travel between units through service ducts, so we may recommend treating neighbouring flats or communal areas at the same time.
Businesses
For restaurants, takeaways and food premises we offer contracts with scheduled visits, monitoring and audit-ready reports. See our commercial pest control page. Commercial pest control · Landlords and HMOs

Cockroach Control FAQs
If I see one cockroach, are there more?
Almost always. Cockroaches hide during the day, so one sighting usually means a larger hidden population. Book a free inspection to find out how big it is.
How long does cockroach treatment take to work?
You should see a big reduction within 1–2 weeks. Complete control usually takes 2–3 visits over 3–6 weeks.
Are cockroaches dangerous?
They can spread bacteria linked to salmonella, typhoid and dysentery, contaminate food and trigger allergies and asthma.
Why do cockroaches keep coming back in my flat?
They often travel between flats through pipes and ducts. If neighbouring properties are not treated, they can reinfest. We can advise landlords and managing agents on treating the whole block.
Can you treat a restaurant without closing it?
In most cases yes. We schedule treatments around service times and use gel baits that are suitable for food premises.
Is cockroach treatment safe for pets?
Yes. Gel baits are placed in cracks and voids out of reach, and we advise on keeping pets away from any sprayed areas until dry.
